Help with the new Buildings Energy Act 2024 implementation

The Buildings Energy Act (GEG), colloquially known as the “Heating Act”, has been passed and will come into force on 1 January 2024. This will be particularly relevant for properties of companies and municipalities whose heating capacity is above the value of 290 kW. This can be easily checked by looking at the type plate of the boiler. Non-residential buildings to which this criterion applies must be equipped with a building automation level B (according to DIN V 18599-11) by the end of 2024. Enisyst supports companies in meeting the requirements of the GEG. A service package specially developed for the implementation of the GEG measures for the inspection of all systems in the building can be commissioned from enisyst.

What does building automation level B mean?

DIN V 18599-11 defines four building automation levels. Automation level B is the second highest and requires certain intelligent, i.e. interconnected, building and room automation functions that go beyond standard automation. For example, room temperature sensors can be mentioned here, on the basis of which the heat or cooling generator, the circulation pumps or the heat transfer components can be controlled.
The GEG partially implements the requirements of the European Energy Performance of Buildings Directive (EPBD). The EPBD places even more stringent requirements on building energy efficiency and must be gradually implemented by the European states. This means that the requirements of the current JIT 2024 will be even higher in the future.  

How can companies still benefit?

On the one hand, companies can benefit from direct subsidies from the federal government. All measures to upgrade building automation in order to meet the legal requirements of the GEG are subsidised with a subsidy rate of 15 % (minimum investment volume 2,000 €) within the Federal Promotion for Efficient Buildings (BEG).
Another additional benefit of intelligent building automation is the long-term sustainable operation of the systems. Optimisation measures in building automation lead to high energy savings of 10 to 20 % on average, which also benefit the companies economically.   

What does the enisyst service package include?

In order to be optimally equipped for the future requirements with regard to building energy efficiency, enisyst offers companies and municipalities a comprehensive service package that specifically revolves around the implementation of the GEG requirements for building automation.
The first step is an on-site inspection of the heating, cooling and technical house and building management trades.
As a second measure, enisyst prepares an inspection report including an offer for optimising the building automation. This includes concrete proposals for implementation measures to meet the requirements of the GEG 2024, taking into account possible BEG subsidies.
